Niki qualified as a commercial property solicitor in 2017 and specialises in advising public sector clients on a wide range of matters concerning their property portfolios.

She works together with and assists senior members of the commercial real estate team on large scale development and regeneration projects.

Her key specialisms include:

  • acquisitions, disposals and transfers of land (both on a large scale and smaller scale) including development transactions such as, conditional agreements
  • drafting and advising on contracts for sale, transfer deeds, agreements for lease, leases, deeds of variation, deeds of surrender and licences
  • providing support and advice on largescale regenerations projects such as, undertaking detailed title due diligence and identifying and advising on any legal impediments
  • advising on a range of Landlord and Tenant issues, including security of tenure, lease renewals and the determination of leases
  • dealing with the preparation of all types of applications to the Land Registry including applications for first registration
  • advising on and negotiating deeds of easements and wayleaves

Niki is a member of the Commercial Real Estate Legal Association (CRELA).

Case highlights

  • Acting on behalf of Waverley Borough Council in respect of the East Street Farnham Regeneration Project for a new town square including range of shops, cinema, restaurants and new homes. Particular work includes dealing with deeds of surrenders, land swaps, the negotiation of substation leases and the grant of easements.
  • Niki is currently instructed to draft a suite of property documents in relation to the significant restoration of the Flax Mill Maltings, Shrewsbury on behalf of Historic England. The site includes eight Grade I and Grade II listed buildings. Her work includes the drafting of an agreement for lease, lease for a main visitor’s centre, an associated café licence, tour licence, a function space licence and forms of hiring agreement for third party and public events and functions.
  • Instructed on multiple leasehold buy-backs of residential and commercial properties for Wandsworth Borough Council in light of its housing regeneration scheme pursuant to a resolution to make a Compulsory Purchase Order.
  • Carrying out extensive title due diligence for Lewisham Homes, an ALMO which is wholly owned by Lewisham Council, in connection with its social housing delivery scheme on over 35 mixed use sites and advising on any risks which may prejudice the viability of the scheme.
